Engage SB & Associates Conveyancing Pty Ltd to prepare a Contract for Sale before your real estate agent initiates the marketing campaign. Prescribed documents, including zoning certificates and title copies, are gathered for a comprehensive contract, usually completed in 5 business days.

Once an offer is made, your agent issues a sales advice detailing the agreed price and potential special conditions. The contract becomes binding upon exchange, where signed contracts and a deposit are exchanged between parties.

A typical deposit is 10% of the purchase price, negotiable before exchange. Deposits are often held in an interest-bearing account, with interest shared between the parties after settlement for an unregistered contract.

Contracts are exchanged when both parties sign identical copies, and the agreed deposit is paid. This process involves sharing contracts between buyer and seller’s representatives.

A standard residential land sale contract includes a 5-10 business day cooling-off period, offering the purchaser an exit option. Cooling-off periods can be extended by mutual agreement before expiration.

Negotiations may lead to waiving the cooling-off period. A Section 66W certificate from the purchaser’s conveyancer/solicitor accomplishes this.

We prepare the Discharge of mortgage request, applying for FRCGW Certificate and conducting other searches as per the requirement of the Contract.

The property legally transfers to the purchaser on the settlement date. This marks the buyer taking possession, and the balance of the purchase price is paid to you
